Abstract
The continual increscent in the rent of residential properties is increasing at an alarming rate which is ascribed to an upward or continual increase in the price of various building materials. This project aims at subsisting, if building materials affect rental value, however, it is on this reason that the dissertation becomes vital in identifying and establishing the likely causes of the continual increase in rents. Premiered among the factors affecting the rental value is a high cost of building materials, other includes location, demand-supply, high and best use, taste for a particular property. Political factors, economic factor among other factors, in the course of the dissertation emphasis was laid on building material because it accounts for over 80% of the total cost of construction. However, factors which affect building materials were identified.  The feasible recommendation was made. The dissertation which is aimed at the trends in the cost of building materials on residential property value value in Bida, spanning a period of ten years (2008-2017) has been divided into five chapters which are carefully organized to ensure logical sequence of ideas coherence of presentation, and calculation of knowledge in a manner that will not confused the reader.
