An examination of sustainable housing delivery by private developers in Lafia metropolis of Nasarawa state

Abstract
This study critically examined sustainable housing delivery by private developers in Lafia metropolis of Nasarawa State. The study adopted survey design method and data for this study was collected using two methods of data collection i.e primary and secondary methods of data collection. The primary method used a structured questionnaire administered to the respondents, whereas the secondary method data were collected from extant publications and researches i.e editorials from newspapers, editorials from journals, published and unpublished dissertations, international journals, online books etc. The target population was urban households on rental housing tenure and private developers in Lafia. Stratified sampling technique was used to determine the sample size for the study and 110 sample size was chosen for the study. Out of the 110 administered to the respondents, 100 were filled and duly returned and were used for the data analysis using simple percentage method of data analysis. Findings from the study revealed that high interest of housing loans by financial institutions is one of the constraints limiting sustainable housing delivery in Lafia metropolis and that hard condition for accessing housing loan is also a constraint limiting sustainable housing delivery in Lafia metropolis. The study therefore recommends among others that financial institutions connected with housing finance across the country must also be encouraged to meet the financing needs of developers and households, by facilitating access to long-term financial resources at affordable rates or placing risk-sharing mechanisms at their disposal. ...
