Abstract
Various valuation models were developed to value different interests in land and landed property. Although the basis of valuation may be the same, the methodology may sometimes differ to capture certain peculiarities and attributes with respect to a particular property. The study of this research work focuses on an examination of the effectiveness of the depreciated replacement cost method in property valuation. With the aim to examine the efficiency of the effectiveness of depreciated replacement cost method in property valuation. The first chapter talk about the introduction, statement of problem, aim and objectives, research question scope and significance of the study, chapter two talks about the literature review by accredited scholars related to the research work, chapter three method of data use in gathering information for the researcher chapter four talk about data analysis and summary of findings and discussion and chapter five talk about the summary, conclusion, recommendation, references and appendix. The result confirmed the importance of any method of valuation as the most effective and efficient in the evidence that the property is not moving at a loss. This study recommends among others that before the cost approach could be used in the valuation of properties, income-related considerations must be difficult to ascertain.  ...
