The aim of this study was to identify urban land use control and administration machinery in Anambra state and how they impact real estate development in Onitsha. This research is grouped into five chapters with references and appendixes. The data used in this study is from primary and secondary sources. The primary source is questionnaire while the secondary source is from published and unpublished textbooks etc. The data were analyzed using percentage method, tables, and charts. Based on the findings of the research, Onitsha urban master plan for land use and development was not followed as it should areas zoned for various public purposes were discovered to be reassigned to other use rather than the initial purpose for which it was intended.
