Abstract
The importance of education cannot be over-emphasized. This has led to the establishment of various tertiary institutions across Nigeria in recent years. The study employed the cross-sectional survey research design, the sample size adopted are rentals, owners and property agents within the proximity of Nigerian Army University Biu, Biu has a population of 257,500 people and using a table of sample size to determine the adequate number of respondents which equates to Three Hundred and Eighty-four (384) questionnaires to be distributed. The sampling technique adopted was the stratified sampling technique, a web-based questionnaire was used to collect data from 384 respondents within the proximity of Nigerian Army University Biu, and Statistical Package for Social Science (SPSS) was used to analyze the data. Descriptive statistical method was used to explain the variables collected. The study found out that properties that are in close proximity to educational institutions have access to water and electricity, are in good maintenance condition, have amenities such as toilets and kitchens, and have good sizes tend to command higher market value than properties without these amenities. The distance to neighborhood amenities, security of the neighborhood, and demand and supply of housing in the neighborhood have an impact on the rental value of the property. The study recommended that property owners and developers should make sure an adequate supply of properties with these amenities are put in place for residential property rental value Biu Town to maintain a stable trend.  ...
