Questionnaires were used to collect data from a total of Eighty (80) respondents, comprising classes in the Office Technology and Management department. The simple percentage method was used in analyzing the data collected from the respondents based on the responses from the questionnaires. This study revealed that the physical learning environment affects the performance of students. The availability of material resources for learning improves the performance of students. Cleanliness in the classroom affects the ability to focus and learn. The presence of disruptive behaviors in the classroom affects their academic performance. Since situations sometimes change, if adequate learning equipment is made available, preventing disruptive behaviour, there will be no difficulties in getting the best out of the student.
