Analysis of commercial plots and layouts in Katsina city

Abstract
This research analyzed plots and the commercial layouts in Katsina city by examining the process of commercial land allocation, the location and spatial pattern of the layouts, the tenants of the commercial layouts and the types of businesses being conducted in the layouts. Data for the study were gathered by using questionnaires and schedule interview. Primary and secondary data were used. A total of 200 plot occupants were identified from across three commercial layouts, and sample sizes of 47, 43 and 42 were proportionately allocated for each layout, which gives a total of 132 respondents. Data collected covers the processes involved in commercial land delivery, attributes of the layouts, demographic characteristics of the respondents and sizes of occupied plots. Descriptive statistics (Frequency and Percentage), Content Analysis and Analysis of Variance (ANOVA) were used for the data analysis. The results showed that though the commercial atmosphere is dominated by male younger adults who were mostly educated and participated in different types of businesses across the three layouts over different periods of time. It also became apparent from the study that the first layout created is bigger than the second, which is bigger than the third, indicating a trend of decreasing size. The study recommended that commercial plots should be allocated based on need, as a lot of big plots are underutilized. Members of market associations should be sensitized on the importance and procedure of owning and applying for land.      ...
